The Brief
To create an elegant two bedroom, two bathroom house from a badly dilapidated and badly added to old Spanish colonial house, and to update and design it with all the modern amenities, including designer kitchen, air conditioning, bathroom with spot lighting, and fully updated for modern electrical and appliance demands.
Approach
We gutted the property, clearing away vegetation, tearing down partition walls, and removing an unsightly addition to the entire left side of the property, including the remains of an old water tank. We worked with the structure, ensuring its integrity, but rewired and replumbed the entire property. This required the digging of a new septic tank and the placement of a new water tank on the roof. We also fully wired the house for the full demands of a modern household, introducing a central fuse box.
Challenges
We faced several design, construction, and project management challenges along the way. Some particularly salient ones included:
ancient wiring and plumbing
a septic system no longer in working order
debris accumulated from several years
walls and additions that needed to be removed
the need to reconfigure the rooms to allow for the addition of a patio, swimming pool, as well as two bathrooms
saving the original floors and wood beam ceilings
Before and After Shots
While no means exhaustive, these images should give a sense of the depth of renovation involved...
