Buenos Aires is one of the most exciting, vibrant cities on earth. It is cosmopolitan, with great food, beautiful buildings, beautiful people, and incredible investment opportunities. While prices in chic areas have rebounded following the crisis of 2002 to levels even higher than their historic peaks, some areas are still catching up, and overall, real estate prices are very cheap on an international scale. With the second lowest cost of living in all of Latin America, an excellent health care system, excellent schools, it is not surprising that many people are choosing to invest and retire here.
Rental yields tend to be fairly low, similar to what you would find in a more developed market (plus the risk premium for Argentina), but capital value increases have been steady and very strong. Prices have as much as tripled in some areas in the past few years, and property prices do seem to be maintaining a steady upward growth trend in the prime areas, driven primarily by foreign buyers.
